Lien Release
Once the underlying balance is resolved, we file the release request and follow the IRS until the lien is removed from public record.
Lien Withdrawal (Form 12277)
If the lien was filed improperly or you meet the IRS Fresh Start criteria, we request a full withdrawal so the lien no longer appears on your credit report.
Discharge of Property
Selling or refinancing a home? We request a discharge that clears a specific asset from the lien so the transaction can close.
Subordination
We negotiate with the IRS to subordinate its claim, allowing a new lender to take priority so you can refinance or secure new financing.
